Horsham Golf & Fitness Village is an ambitious proposal for a new sport and health-based community, which has been shaped by extensive community and stakeholder consultation over the last four years. The owners of the site comprise both sport and development professionals, who are fully committed to the delivery of their vision. The founding principle of our scheme is that where housing is delivered it should maximise community benefit and create an exemplar environment within which the new community will live, work and play.

The proposals seek to address the identified local shortfall in sporting and leisure facilities by placing health and fitness at the heart of this new community. The plans will see the delivery of significant new golf, hockey, educational, charity and multi-use sporting facilities. This is made possible by the provision of 800 new homes, supported by a viable water neutrality strategy, including a policy compliant number of affordable homes and 5% self and custom build plots. Co-locating such uses in a scheme based upon active design principles will create multiple opportunities for residents and visitors to come together. This will deliver significantly enhanced social and community cohesion, alongside improved health outcomes for all.

Alongside these facilities, the scheme will create a positive environmental impact through the retention of existing habitats and the creation of new ones (an onsite biodiversity net gain of 14% is projected), with an area of open and green space in excess of 31 hectares, significantly in excess of planning policy requirements. The existing significant woodland and vegetation bounding the site, will ensure that the visual impact of the scheme on its surroundings will be limited. As a man made landscape, which imported significant amounts of inert material to construct the existing golf course, the redevelopment of the site may also be considered a more acceptable alternative to developing on unspoilt agricultural land and open countryside elsewhere.

Being immediately adjacent to the Park & Ride the site is position to benefit from the existing frequent and rapid bus links to the town centre, rail station and surrounding area, thereby significantly reducing reliance on car journeys. The scheme will make a significant financial contribution towards improving these bus services further. The development will also deliver a material economic impact, becoming a sports and leisure facility of district wide significance and creating up to 105-170 new operational jobs on site.

The plans have received significant support from local sports clubs and institutions. Originally promoted as part of the Council’s 2019 Local Plan consultation, the proposals received 94 comments of local support. When complete, a number of sporting, educational and charitable organisations will call the development home, including Horsham Hockey Club, The Golf College (an educational facility for sixth form age students who aspire to a career in golf) and Warren Clark Golfing Dreams (a charity that works with disabled and disadvantaged groups through sport). With progression of the Local Plan having been significantly delayed, we have taken the decision to make the case for the scheme through a live application route, which offers the opportunity for us to fully detail our proposals and submit them to full scrutiny. We appreciate that development proposals can be controversial, however we have set out to create a development that we believe reflects how new communities should be delivered. Some new development is required in the region, and we believe our scheme offers a compelling and logical alternative to other sites being proposed for development locally and we would be grateful if you were to take the time to explore our proposals in more detail.
